The project is the result of an urban intervention P.E.C. (Arrangement Executive Plan) which allowed the construction of 4.200mc divided into two new residential buildings of 4 floors above ground and 9 apartments each. The apartments have different qualities and different cuts divided into 2 apartments on the ground floor with garden, three and four rooms on the intermediate floors and a generous penthouse with terrace on the third floor. The orientation of the buildings is North-South, a choice that allowed the living areas to be positioned in the brightest part and facing the main street on the public road. All the apartments have at least 2 large balconies that allow the placement of a dining table and the French windows are full-height to maximize light income. The structure is in reinforced concrete and the whole building is designed with the use of a 105cm module. The modules, repeated on all the facades, is used both for the masonry portions and for the openings that are therefore respectively of 105cm or of the double moduleof 210cm. The only rhythmic variation of this 105cm module, repeated, translated and moved in different directions, generated the facade design, including the external brise-soleils panels. The technical and energy aspects of the building were fundamental elements of the design and generation of the façade and elevations. We wanted to build a building with a contemporary language, economically controlled, and high importance was given to thermal, energy and environmental comfort. The ventilated façade is a system made with insulating panels of Brianza Plastica with a thickness of 12cm + 4.5cm of substructure, on which large Creaton fiber cement panels have been placed. The use of Brianza Plastica panels has allowed the construction to be speeded up with the same thermal performance, and the use of fiber cement has given it a more material and authentic appearance than a classic coat would have given. The units are heated by using radiant floor panels. Inside the units it is possible to enjoy high comfort, both summer and winter, with a remarkable relationship with the outside thanks to the exposure and the view of the mountains of the Alpine mountains. The cover, in spite of how it looks from the outside, is in wood. This has allowed a constructive optimization and gives the apartment of the last floor to obtain, in addition to the terrace of considerable size, also a wooden ceiling that heats the environment and gives further internal quality. The common areas are spacious and the entrance to the houses can be reached through a pleasant accompanied journey from split rocks.
